RAJUK Purbachal New Town design Approval


More than 95 percent of the 25,000 residential plots allotted in the Purbachal New Town project have been handed over. Already more than Two thousand plan and designs have been submitted to the selection committee awaiting approval. In the meantime, more than two hundred designs have been approved. Due to the COVID-19 situation the overall progress is little bit slowly. Approval will start from next month.

ABM Amin Ullah Noori, chairman of RAJUK, said the development work was nearing completion. Work is also underway to build some houses. A few bridges and roads will be completed in December this year. Construction of all lakes and bridges will be completed by next year. A 320 km pipeline network, 15 deep tube wells, an administrative building and a workshop will be constructed under the project to supply 340 million liters of water daily in the Purbachal New Town project area.


The project will ensure water supply to sectors number 1 to 5 in the Purbachal New Town project area by June 2022 and to all sectors in next phases by June 2025.

According to RAJUK's planning department, Sector 19 was designated as a CBD (Business and Commercial Zone) area. About 100 acres of land in this sector has been allotted to the Consortium of Power Pack Holdings Limited and Kazima Corporation. The company will build three iconic towers in Purbachal.

The number of universities has been increased from three to more in the last phase of the amendment. The number of hospitals and clinics has been increased from 27 to 44, the number of research and educational institutes from 5 to 21, the number of secondary schools and colleges from 6 to 28. However, the number of nursery and primary schools has decreased.


After the project was approved, RAJUK revised its design in 2004, 2005, 2009 and 2013. After that, the court had given prior permission to make any further changes in the design. Later in 2017, RAJUK took initiative to revise the design.

Apartments | Flats at RAJUK Purbachal New Town Project


RAJUK is implementing Purbachal New Town Project with a view to developing a modern, well planned and fully functional township near Dhaka City, Introducing an independent, full-fledged township or satellite city in Rupganj Upazila of Narayanganj district and Kaliganj, Gazipur district.

The Purbachal New Town project will be a modern well-planned smart green city within a total area of 6227 acres of land. The complete planning includes a plan for 25,016 Residential Plots of various categories, along with sufficient administrative, commercial, educational, institutional and social infrastructures as well as scopes for high-rise Apartment blocks for apartment construction to solve acute shelter crisis.

Under this project, the project was taken up on 150 acres of Khilkhet Thana in Dhaka district, 15,000 acres of Kaliganj Thana in Gazipur district and 4, 757 acres of Rupganj in Narayanganj district under the Capital Detailed Area Plan (DAP) area. Around 60,000 apartments will be constructed in the whole project. As per RAJUK sources, all the preliminary work of the project has already been completed. Its implementation will start in a very short time.

 

Plans have been made to build a total of 60,000 apartments in Purbachal New Town project:

  • 8 high-rise apartment blocks
  • 9 low-income apartment blocks
  • There will be several standard type apartments ranging from 1500 sq ft to 3500 sq ft, three types of flats for lower, middle and upper class buyer
  • There will be also 400 - 500 sq ft flats for lowest income people
  • The average height of the buildings will be between 20-50 floors
  • The project will include basement, car parking and other amenities
  • Each block will be modernized with proper use of sunlight and rain water including park / playground, mosque, deep tube well, adequate security system, garden facilities etc.

According to the latest general meeting of RAJUK, Prime Minister Sheikh Hasina has approved the creation of the required number of plots and allotment of plots among the original residents and general victims of the Purbachal New Town project. Based on the Prime Minister's approval, RAJUK decided to create 1,197 three-katha plots on 89 acres of land from the Highrise Apartment Block in Sectors 15 and 28 of the project by Data Experts (Pvt. Ltd.), a consulting firm for the Purbachal New Town project. As a result, a total of 14 blocks of apartments, including 5 high-rise apartment blocks and 9 low-income apartment blocks, will remain for construction.

In this case, out of 5 high-rise apartment blocks in the remaining 3 sectors: One sector (Sector-3) through PPP basis, 2 blocks and 6 blocks for lower income people in 6 sectors (Sectors No. 8, 9, 10, 13 and 25) and 2 sectors of high rise apartments through RAJUK (Sector No. 2 and 30) It is recommended to implement the work as a pilot project by formulating DPP in 3 blocks of 3 sectors (Sector No. 3, 4 and 18) for low income people, as a guideline for construction of high rise apartment block in PPP method.

According to RAJUK sources, several officials are already working to finalize the Purbachal new town project. They will take the project to the final stage after judging and analyzing all the issues. The chairman of RAJUK told that some officials have been given the responsibility. They will check everything and present it to us. After that we will make the final decision.


As per the information’s provided (14th December, 2020) on the official web site of RAJUK, the present situation of the Purbachal New Town Project is as per followings:

Site development:

Site development works of sector 1-5, 8,9,11,12,13,14, 17-20, 22, 23 and 29-30 have nearly been completed. In other sectors, the site development works are on-going. Site Development of Gazipur part has been started and process is 60%.

Construction of Road:

Road construction works in sector no 1, 3, 4, 5, 8, 9, 11, 13, 14, 17, 20, 29 and 30 have been mostly completed. In sector no. 2, 7, 10, 18 and 19 road construction works are going on. In other sectors, roads will be constructed after significant progress of development works.

Construction of Bridges:

At Narayanganj part, construction of 3 nos. bridges has been completed 25 nos. is ongoing and work progress is 70%. Construction work of rest of the Bridges is in the process of tendering.

Construction of 300 feet wide Purbachal Link Road:

Construction of all the Bridges (6 Nos.) and other structures (underpass, sluice gate etc.) on the Purbachal Link Road will be completed and road construction work is expected to be completed soon.

Utility services:

Electric poles are already erected at sector 1, 3, 4, 5, 11, 13, 14, 17, 23, 30. Installation of electric Sub-Station at sector # 4 will be completed by February, 2015.

Purbachal New Town Project in Dhaka City


Purbachal New Town is the biggest Planned Township in the country developing under the RAJUK (Rajdhani Unnayan Kartipakkha). The Project area comprise of about 6150 acres of land located At the north-eastern side of Dhaka in between the Shitalakhya and the Balu River at Rupgonj of Narayangonj district and at Kaligonj of Gazipur district.

 

The Purbachal New Township project will be linked with 8(eight) lane wide express way from the Airport Road/Progati swarani crossing. The distance is only 6.8 km. There will be provision of about 26,000 residential plots of different sizes, 62,000 apartments with all necessary infrastructure and urban facilities.


Objective of the Township Project:

  • To maintain the balance of environment by proper urbanization. To create environment friendly and sustainable atmosphere.
  • To reduce the pressure of population in Dhaka city by creating opportunity of residential accommodation of the city dwellers in the vicinity of the city.
  • To reduce the existing acute problem of housing.
  • To mitigate future housing demand.
  • To expand civic facilities by urbanization to the nearby and surrounding areas gradually.
  • Development of new township and to expand economic facilities.

 

RAJUK intends to plan and develop the area as self-contained New Township with all modern facilities and opportunities.

Location of the Project:

Purbachal New Town Project is situated at Rupgonj under Narayangonj district and Kaligonj under Gazipur district in between river Balu and Sitalakhya at a distance of 16 KM from zero point of Dhaka.


Project Area:

The revised project implementation period is July, 1995 to December, 2015. The total area of the Project is 6150 acres which is divided into 30 sectors. Development works have been going on in 4500 acres (Narayangonj part) since 2002-2003 fiscal year and in rest 1500 acres (Gazipur part) development works have been started from January, 2013.

 

Background of the Purbachal New Town Project:

Dhaka Metropolitan city has now been turned into the busiest & densely populated city of the country. Millions of people reside permanently in the capital of Bangladesh for service, business and other purpose. The dwelling places required for the large number of people are quite very inadequate. As a result, the residential areas of Dhaka city are turning into overcrowded dirty localities day by day and creating unhealthy environment.

It is possible to reduce the pressure of population of Dhaka city to a great extent by developing the surrounding area of Dhaka city in a planned way and establishing permanent residential accommodation for this vast population.

 

Present Position of the Purbachal New Town Project:

As per the information provided on the official website of RAJUK, Site development works of sector 1 to 5, 8, 9, 11, 12, 13, 14, 17 to 20, 22, 23 and 29 to 30 have nearly been completed. Construction of all the Bridges (6 Nos.) and other structures (underpass, sluice gate etc.) on the Purbachal Link Road will be completed and road construction work is expected to be completed soon.

Modernity and beauty are being emphasized in the Purbachal New Town project. In its continuation, a 43 km long lake is being constructed in Purbachal residential area. There will be about 86 km walkway on both sides of the lake, eco-park will be constructed and there will be a hanging bridge.

 

Utility services:

Plot handing over:

RAJUK Jhilmil Residential Flat Project in Keraniganj


The capital development authority (Rajdhani Unnyan Kartripakkha - RAJUK) is set to officially start construction of around 14,000 flats in Jhilmil residential area of ​​Keraniganj. RAJUK is going to start construction work within November 2019. When the construction is finished, it will be one of the major residential areas in the country with most modern multi-storied buildings and facilities.

RAJUK officials said the flats/apartments would be constructed under the 'Jhilmil Residential Park' project. Malaysian company 'BNG Global Holdings and Consortium' will implement the project by the Government-Private Partnership (PPP) basis. A tri-nation consortium signed a contract with Rajdhani Unnayan Kartripakkha to develop Jhilmil Residential Park inside the Jhilmil Apartment Project under Public Private Partnership (PPP) on November 2017. The entire project is expected to be completed by 2023.


The people involved in the project said that the cost of implementing the whole project is BD Taka 9,797 Crore and 20 lac. The Malaysia Company BNG will finance the whole investment. RAJUK will pay the money in six installments. As per the agreement:
  • The whole project will be on 160 acres of land in Jhilmil residential area.
  • BNG will build total 85 high-rise buildings of which 60 buildings will be 20 storeys and 25 buildings will be 25 storeys (including basement).
  • There will be a total of 13,720 flats of three different types A, B & C.
  • Type A: Total 9,120 apartments, size of 1,550 SFT.
  • Type B: Total 2,576 apartments, size of 1,750 SFT.
  • Type C: Total 2,024 apartments, size of 2,400 SFT.


According to the agreement, two years after the start of the implementation of the field work project (in the third year), RAJUK will give Tk. 400 crore, in the fourth year they will pay another Tk 400 crore and from the fifth to the eighth year RAJUK will pay Taka 2,294 Crore and 80 lac per year.

Facilities and Advantages of the project:
The buildings will be constructed using the latest and modern construction technology called 'Industrial Building System'. There will be no use of bricks. The whole building work will be done with RCC welding. The buildings will be strong and earthquake tolerant. The buildings will be constructed on 32 percent of the total land area of ​​the project area, while the remaining 68 percent land will be open. There will be lakes, parks, playgrounds, walkways, jogging tracks, artificial showers, roads etc on the open space. School, College, Hospital, Mosque, Market, Community space will be provided for those who will live here. All of these will be invested by the investing company. The company will also work for the maintenance of the project for the next eight years. There will be water, electricity and gas facilities also.

Communication Facility:
This project is two kilometers far from the China-Bangladesh Friendship Bridge over the Buriganga River also located beside the Dhaka-Mawa highway. Apart from this, there is also a plan to construct a flyover from Jhilmil R/A to Dhaka City for easier communication. Starting from Jhilmil the flyover will go to Gulistan, Paltan and will end at Shantinagar. Roads inside the project will be from of 12 to 36 meters width for easy movement of vehicles. There will be a total of six entrances around the residential area. In front of the main entrance, there will be a road with a width of 60.40 meters which will connect with the Dhaka-Mawa highway. After completion of the Padma Bridge construction, communication from here to Dhaka, as well as communication to the southern part of the country will be easier.


Price of Apartment / Flat in RAJUK Jhilmil Project:
The construction company has set Taka 3,696 per SFT of the apartments. When RAJUK will sell flats, the price of land will added with Taka 3,696 per SFT. After completing the construction, RAJUK will sell for Taka 4900 to 5100 per square feet. The application will be invoked as like other flat projects of RAJUK. Flat allocation will be finalized through lottery. There will be installment facilities. RAJUK has also been considering providing long-term installment facility for the convenience of ordinary buyers.

Progress of the RAJUK Jhilmil Apartment Project:
The agreement was signed on November 2017 to implement the project. On the occasion of the signing agreement, RAJUK announced that the implementation of the project would begin 2018 and all the work would be completed in 2022. But the main work has not yet started to implement the project. Due to the design of the project and some other related works took extra time to be complete. Now everything is final. The main work of the project will begin this month. Besides, the publishing prospectus for the flats has started. Flat allocation applications may be called by December 2019 or January 2020.

Subway in Dhaka City | Solution of Traffic Congestion



The plan of the subway in Dhaka city is not limited only in the plan or in paper. As per plan of the Government, the initiative is being implemented and it will be done during this government. Government says the work of the subway project will be started during this government's tenure.

The involved people about this exclusive project said that the present government is going to bring the issue of setting up a subway rail in the capital. The green signal was given from the top level of the government to implement this dream plan. In this government period, there are plans to introduce at least two subway routes in Dhaka city. In the first phase, the government has taken a plan to construct the first and second route of total 48-kilometer long Tongi to Sayedabad and Aminbazar to Sayedabad on the basis of public-private partnership (PPP). The potential cost of building this route can be approximately 8 billion US dollars.

Some major ongoing projects like Padma Bridge, Metro Rail in Dhaka and Ruppur Nuclear Power Plants are no longer a dream; within recent years these mega projects will be reality. From this reality, Prime Minister Sheikh Hasina has now given priority to setting up a subway in the capital. Prior to the election of 2018, the Prime Minister pledged to launch a subway service in an election rally in Gulshan. She said that if the Awami League returns to power through the election, they will start the subway service to eliminate the annoying traffic congestion in the capital. The World Bank is interested in funding such a project by donor organization to reduce traffic congestion in Dhaka.


After completion of the subway rail, the passenger train will be running around 30 meters below the surface. It will be able to provide about 4 million passengers transport facilities in the city. The present Planning Minister MA Mannan told that the Prime Minister's priority was to get rid of traffic congestion in the capital. The government has also started to scrutinize feasibility for sub-railway services. He said that although it is still in the initial stage, it is going to be implemented from the planning of the sub-rail service in Dhaka city. He also said that when a subway was constructed, a large portion of the population would be able to move under the ground. This will reduce the movement of people above the ground and increase the empty and free space which will be lower off traffic congestion.

The government has approved the feasibility of constructing a subway rail line in Dhaka in July 2018. Spanish company Typsa is examining the feasibility of the project. The company will verify the feasibility of constructing four subway routes in Dhaka at a cost of BDT 220 Crores. Survey work will be done by determining four subway routes in Dhaka. In this regard, the Bridge Division has signed a contract with Typsa in August last year.


Primary selected routes of subway in Dhaka:
  • The first route will be around 32 kilometers in length; it will be from Tongi – Airport – Kakali – Mohakhali – Moghbazar – Paltan – Motijheel Shapla Chattar – Sayedabad, which will be extended to Narayanganj in the future. For this, the potential construction cost is estimated to be US$ 5.66 billion.
  • Secondly, a 16 km long subway line-2 will be from Aminbazar – Gabtali – Shyamoli – Asadgate - New Market – TSC - Ittefaq Moor - Sayedabad. Later it will extend on both sides. The possible construction cost will be US$ 2.87 billion.
  • Thirdly, route-3 will be conducted from Gabtali – Mirpur 1 – Mirpur 10 – Kakoli – Gulshan 2 – Natun Bazar - Rampura TV Station – Khilkhet – Motijheel Shapla Chattar - Jagannath Hall - Keraniganj.
  • Under route-4, the probability route of the subway will be from Rampura TV station – Niketan – Tejgaon - Sonargaon Hotel – Panthapath - Dhanmondi 27 – Jigatala – Azimpur - Lalbagh - Sadarghat.


The length of root-3 and root-4 has not finalized yet. The underground depth of these subways will be from 20 to 40 meters. Sophisticated Tunnel Boring Machine (TBM) will be used to construct these subways. So, during the implementation of the project, people will not suffer due to dig on the soil.

Study shows that the expected life time for flyovers is around 50 to 75 years but for subways the short-term period is around 100 to 125 years. The famous London's centennial subway is still active. The executive director of Bangladesh Bridge Authority Khandker Anwarul Islam said, "As per the directives of Prime Minister Sheikh Hasina, we have gone a long way in building the sub-railway." Chief Engineer of Bridge Authority Kazi Md. Ferdous said, "The work of verification of the construction of subway in Dhaka has already started by the Spanish company Typsa".

Various organizations such as BRTA, MRT make discussions together with the undergoing coordination of the subway project. The subway stations will be near to the metro rail stations so that people can easily travel from the subway to the metro rail and from the metro rail to the subway station easily. The project to conduct survey of feasibility study of subway in Dhaka City was a priority project under the seventh Five-year plan.

Bangladesh will be a developed country soon; there must be a subway in the capital of the country.

Bogra is a city and one of the oldest cities in the northern part of Bangladesh. It is a center of commerce and trade within the Bogra District and located under the Rajshahi Division. Bogra is sometimes described as the nerve center of Northern side (North Bengal) of the country, it is also a bridge between Rajshahi and Rangpur Division.

The area of the town is approximately 71.56 km2 (27.63 sq mi), and after becoming a municipality (first ever Mayor of the municipality is Adv. Mahabubar Rahman), it consists of 21 wards (after the recent greater extension). Among many notable activities, it has been hosting cricket test matches in Shaheed Chandu Stadium.




Very close to the town there is a place called Mahasthangarh which was the earliest capital city of Bangladesh, formerly known as Pundravardhana. This place is considered to be sacred by Buddhists and Hindus alike, and is visited by tourists from all over Bangladesh throughout the year. 1971 War Hero, Sector Commander, Head of the "Z-Force", Former President of Bangladesh, Maj. Gen. Ziaur Rahman.
